Run capacitor

An electromechanical switch that closes every time the system starts. Where a system may start twenty times a day for five months, the contacts pit and burn.

Condenser fan motor

Runs whenever the compressor does. When it stops, head pressure climbs and the compressor is the next casualty, which makes a fan motor an urgent repair rather than a cosmetic one.

Fouled condenser coil

Fins packed with grass clippings, cottonwood and construction dust. The unit is already trying to reject heat into 98°F air; a blocked coil takes away what margin it had.

Refrigerant leaks

Blocked condensate drain

Not a cooling failure at all until a float switch shuts the system down, which is exactly what it is there to do. In a slab-on-grade house the air handler is usually above a finished ceiling.

The Symptom That Is Not a Repair at All

A system that cools the air but leaves the house clammy, or that runs in short bursts and never quite settles, is usually not broken. It is usually oversized. In a hot-humid climate a system removes moisture only while it is running, so a unit with more capacity than the house needs satisfies the thermostat quickly, shuts off, and never runs long enough to pull the latent load out of the air. The reading on the wall is fine. The house still feels wrong.

That is worth knowing before a repair conversation turns into a replacement conversation, because the natural instinct — buy a bigger one — makes it worse. Two Things Worth Checking Before Anyone Is Dispatched

Neither is a repair and neither needs a license. The filter. A filter that has not been changed since spring restricts airflow enough to freeze an evaporator coil, and a frozen coil produces warm air at the vents — a symptom that looks exactly like a refrigerant failure from the hallway. The breaker. The air handler and the condenser are usually on separate circuits, so a tripped condenser breaker gives a house that blows air and never cools. A breaker that trips again immediately is not a reset problem; leave it off and say so on the call, because it changes what the contractor brings.

If the indoor coil has frozen, running the system on fan only for a couple of hours will thaw it and often restores cooling temporarily. It does not fix why it froze. Restricted airflow and low charge are the two usual causes, and they call for opposite responses.

Is it worth repairing, or is it time to replace?

Two numbers settle it more reliably than any rule of thumb: the age of the system, and the cost of the repair against the cost of a changeout. Under about eight years almost any repair is worth making. Past twelve, a repair costing a third of a new system rarely is, because the rest of the equipment is the same age as the part that just failed. A compressor or refrigerant-circuit failure on an R-22 system is effectively a replacement decision, since R-22 has been available only as reclaimed stock since production ended in 2020.

Why does an AC fail in August rather than in May?

Because August is when it is asked for the most. A marginal capacitor, a partly blocked coil or a slightly low charge will carry a system through a mild May afternoon and fail on a 99-degree day when the compressor never gets to stop. The failure is usually months old by the time it becomes visible; the heat only exposes it.

The outdoor unit is running but the air inside is warm. What does that mean?

The outdoor fan running does not mean the compressor is running, and neither means the refrigerant circuit is intact. Warm air at the vents with the blower working normally points at the refrigerant side or the compressor rather than at airflow. A frozen indoor coil produces the same symptom from the opposite cause, which is why it gets diagnosed on gauges rather than by guessing.

Does a repair in unincorporated Fort Bend County need a permit?
